At 20 Water Street in Canary Wharf, Oscar Acoustics helped shape a workspace that sets a new standard for post‑pandemic office design. As the headquarters for global real estate firm JLL, the building needed to balance sustainability, wellbeing and performance – with acoustics playing a central role in delivering on all three.

designing for people and productivity

Fit‑out specialists Tétris Design x Build recognised that noise control is essential to both comfort and productivity. Uncontrolled noise can increase stress and distract staff, undermining collaboration and focus. To support a hybrid working environment where people can work together and independently without strain, they specified SonaSpray K‑13 Special from Oscar Acoustics throughout the open plan offices.

By absorbing sound energy, SonaSpray delivers clear speech intelligibility and keeps background noise in check,  all while seamlessly following the natural lines of the architecture so designers aren’t constrained by rigid conventional panel or tile systems.

safe and sustainable acoustics

Beyond acoustic performance, fire safety was a non‑negotiable priority. Tétris chose SonaSpray because it carries third‑party fire ratings that exceed the latest requirements Class 0 to BS476 and B‑s1, d0, producing minimal smoke and virtually no droplets in the unlikely event of a fire.

As part of one of the UK’s most sustainable buildings, the acoustic strategy also had to support environmental goals. SonaSpray contributes to low‑emitting materials standards and carries credentials such as GREENGUARD Gold and M1 classification – helping the fit‑out meet stringent air quality and sustainability benchmarks and achieve BREEAM excellent.

The completed space now features:

  • Flexible zones that support focus work and collaboration

  • Clear communication without raised voices

  • Acoustic comfort that enhances staff wellbeing

The building also satisfies many elements of the WELL Building Standard and has been rated excellent by BREEAM, demonstrating how strategic acoustic design contributes to broader sustainability outcomes.
